How do I rent at Cooper?

The steps to becoming a Cooper are very easy and self-explanatory! The sooner you become a Cooper, the better of course ;-).  

To determine the availability at Cooper, you must first register online on our website. Once you are registered, our Captain Cooper will contact you for a little chat. This conversation will clarify which Cooperhood suits you most closely as a person. Your needs and desires will be very much taken into consideration! 

After an in-depth conversation about the desires of your stay (preference for size, location, etc.), you will receive a mail with some options. After you choose your stay you will be asked to sign the rental agreement online and pay the deposit.

Are activities organized within Cooper?

Different kinds of activities are hosted for and by the Coopers. Some activities will be per house, but we definitely encourage group activities with all the Cooper houses! Activities can be anything from an evening at the pub to a nice cozy BBQ in the big Cooper gardens, a movie - or cooking night, etc.

What common areas are there in the residences?

You can always expect a pleasant living room, a well-equipped kitchen, and a laundry room at your disposal. A lot of our properties also feature a movie theater, off the wall coworking spaces, a fitness room, and a beautiful backyard. I mean, wow, who wouldn't want this!

Does Cooper offer additional services?

Yes of course, anything to make it as convenient as possible for our residents. No time to clean? You can request an additional service to clean your private room. Reminder: This service is not part of the monthly rent.

Are there facilities for laundry in the houses?

Yep, all the Cooperhood homes have laundry facilities with washing machines and dryers. Always clean clothes, yay!

How many people are accommodated in each residence?

It depends on which Cooperhood you choose. If you want to know more, you can always go to the houses page where you will find all the information you need.

Why is the address of the house not shown on the house’s page?

We value the privacy/safety of our members and local residents. To ensure this, we decided not to display an actual residential address of our properties online.

Is there a Cooper app and if so, what is it intended for?

Yes, we have a Cooper app! The purpose of our app is to make life even more convenient for you. The Cooper app will provide many facilities such as; an overview of upcoming events, general information about your stay, a recycling calendar, and much more. Additionally, it will be your main way to communicate with both the other Coopers, as well as Lies (our Captain Cooper) and the Cooper support. The new way of living… Everything in one place, it doesn't get any easier! All for you!

To what extent is Cooper sustainable?

Step by step to a more sustainable life! Cooper is part of the change. All Cooper homes have been renovated to a futureproof 2050 A label house. Energy label A is the green label that can be assigned to a house. This means that the house is energy-efficient and therefore, of course sustainable. As a result, Cooper meets many points on sustainability, for example, solar panels, extreme insulation, 3 triple glazing, reuse of rainwater, etc. In addition, we give a lot of furniture a second life!

Can I bring guests?

Of course! We are very willing to accept visitors, but please keep in mind that guests cannot be a hassle for your fellow residents. Visitors can stay for a maximum period of 5 days a month with the approval of your co-residents.

What about my girlfriend/boyfriend?

Cooper provides the flexibility for two individuals to share a room in certain houses. However, it is important to note that the availability of options specifically tailored for couples is limited. If you choose a two-person room, a supplement of €250 will be charged.

Remember! There are special rooms for couples. Single rooms cannot be used for couples. In that case, a surcharge may be applied (€300).

Am I required to register my domicile?

Yes, if you like to become part of Cooper you will have to domicile.

Can I smoke inside?

Smoking is not allowed inside.

Can I bring my pet turtle?

Unfortunately, pets are not allowed. It will just be me, myself and I.

Do I have a curfew?

No, there is no curfew. We trust our Coopers to value their next-door neighbors and fellow residents.

Are we allowed to move from one house to another?

Cooperhopping? Sure, but only on one condition: there has to be a spot available. If you already live in a Cooper house and would like to move to another, you will be given priority. You can request this through our mobile application or by calling our Captain Cooper. Keep in mind that we encourage a sustainable way of living together with your fellow Coopers, that means creating friendships over a longer period of time.

Who can apply to live in a Cooper?

At Cooper, you are expected to establish a domicile. This ensures that we opt for young professionals or starters who are already working. Students are not admitted.

How much is my stay at Cooper going to cost?

Rents at Cooper are all inclusive and are different for each house. You can check the pricing range for each house at the ’houses’ page.

How do I rent a room?

Do I have to pay a deposit?

Yes, the deposit is usually 2x the rent of your stay. The deposit must be transferred no later than 24 hours after signing the contract.

What’s included in the services?

The service covers water, gas, electricity, internet throughout the house, home insurance (excluding tenants' private belongings), monthly cleaning of all common areas, a regular technical inspection of the house, fitness possibilities, co-working spaces...

What is all inclusive once you are a cooper?

Your monthly comprehensive membership includes all of the following:

-    Attractive and well-maintained common areas

-    A laundry facility

-    A gym - in almost all our houses

-    Our customized application, WIFI, …

-    Co-working space for those who work at home but want to be surrounded by their housemates.

-    All services utilities (water, electricity, ...)

-    Housekeeping (main areas) & gardening

-    Monthly activities for those who want them

-    Making new friends (from all over the world)

Included in your room: mattress, bedding, desk lamp, curtains, hangers, storage baskets, and more.

Are there opportunities for bike/car parking?

Bike? Most of our properties have sufficient bike storage areas. 

Cars? Since Cooperhoods are always located in prime locations we encourage alternative mobility, therefore there is no car parking available. There are often garages nearby that you can rent on a monthly basis.

Concerning the move-out process

Be aware that in the event of damage to furniture, walls, etc., the amount of necessary repairs will be deducted from your own deposit. Obviously, we will first check and consult with you! 

If any damage is made to the common areas, furniture, kitchen supplies, or other, and no one comes forward, the amount needed to repair the damage will be divided equally among the people living in the house at that time.

Is there a minimum stay in the house?

Yes, staying at Cooper means that you are committed for at least six months. Do you want to stay longer? Of course, you can!

Am I required to register my domicile?

Yes, if you like to become part of Cooper you will have to domicile.

Is the house fully equipped with furniture?

Yes indeed, the whole house is furnished. You don't have to worry about anything. From lighting to your bed, to cutlery in the kitchen, everything will be there when you move in. You just need to provide your toothbrush and some fresh clothes 😉. How convenient is that?

What about kitchen equipment?

A bunch. Cutlery, utensils, coffee makers, cleaning supplies, blender, toaster, microwave, oven, induction (stove), fridge, freezer, …

Do I have a private bathroom?

It depends on your budget/the Cooperhood you choose.

Does each room have its own private restroom?

No, you do not always have your own private restroom. Do you have concerns about hygiene? No worries, all the common areas are cleaned weekly!

Is it possible to end my lease early?

We apply a two-month notice period.

Of course, as a resident, you can leave any time subject to a two-month notice period. Your notice must be submitted via your Cooper app.

IMPORTANT! These two months' notice will take effect on the first day of the following month.

For example, if the notice was given on May 8, the notice period begins on June 1.

If circumstances prevent you from staying another 2 months, you can always move out, but you will still have to pay 2 months' rent.

How do I handle an unpleasant situation during my time here?

Our Captain Cooper will always be available for any comments or questions you may have. You can always report an incident or communicate some of your concerns to Lies. You’re never alone once you become a Cooper.

Is it possible to withdraw my lease before living at Cooper?

You are given the option to withdraw from your contract up to 15 consecutive days after signing it.

If you would like to withdraw later than those 15 days, we are unfortunately obligated to charge 2 months’ rent.
